the local property markets since 1988. We strive to make moving in easy from the
first viewing, through referencing and checks to completion of the tenancy
agreement, then our property managers will look after your interests throughout
the tenancy to return of your deposit; attending to repairs and maintenance
promptly and with minimum fuss.
Our approachable staff are aware that whilst you may not own the bricks and
mortar surrounding you, it is your home. We have the responsibility to ensure
that it is maintained to a high standard and that you receive value for money
from us.

Properties available for rent
The Application Process
When you have viewed a property and wish to take up a tenancy we will ask you
and each of your co applicants to complete an
application form , this should be
submitted with the retaining deposit and 2 copies of identification each (one
should bear a photograph). You should advise us of the proposed tenancy start
date and term; subject to the landlords’ agreement we will reserve the property
for you and commence the referencing process. It is helpful if you can provide
as much information as possible on the form with explanations where necessary in
order that your application can be processed as quickly as practicable. Your
credit file will be searched by a licenced credit referencing agency.
On receipt of satisfactory references you will receive copies of the tenancy
agreement, an invoice for the first months rent and deposit, the retaining
deposit is deducted from this amount (this payment must be cleared prior to
collecting keys) and a covering
letter confirming the tenancy. The following must then be completed by
yourselves:

Payment of the full invoice amount to be cleared in our account prior to
commencement of the tenancy – we suggest that payment is made at least 5 days prior to commencement

Sign in the presence of an independent witness the tenancy agreements
·
Return the agreements to Tylers
(they can be brought to the move in appointment)
·
Take out
tenants “rented accommodation” insurance from our provider (NW Brown) or provide
proof of alternative suitable cover
You will meet our representative at the property, they will:

Check the inventory with you
·
Read utility meters
·
Provide you with a 24 hour “emergency contact number” to a senior member of our
staff
·
Give you a complimentary bottle of wine

Tenant Fees and Charges
Retaining Fee - £200 (deducted from the total damage deposit taken prior to move in)
Tenancy preparation and administration fee (including referencing) - £150 + VAT
(first person)
Tenancy preparation and administration fee (including referencing)
- £125 + VAT (each subsequent person)
Guarantor reference fee - £50 + VAT
First months rent - £ as agreed
Deposit - x1.5 months rent (less £200 retaining fee)
Insurance policy premium - £ as quoted by NW Brown
Non standing order rent processing fee £2.50 + VAT each occasion
Rent arrears - £30 + VAT on each occasion the rent is overdue by 5 days
Resigning fee £50 + VAT (negotiating terms and preparation of documents)
Check out fee - £TBC + VAT
- dependant on the size of the property.
Check in fee of £66 including VAT
Property managers time making good damage to property post tenancy - £30 + VAT per
hour
